<p>Seattle, a city on Puget Sound in the Pacific Northwest, is surrounded by water, mountains and evergreen forests, and contains thousands of acres of parkland. Washington State&rsquo;s largest city, it&rsquo;s home to a large tech industry, with Microsoft and Amazon headquartered in its metropolitan area. The futuristic Space Needle, a 1962 World&rsquo;s Fair legacy, is its most iconic landmark.</p>
<p>Seattle has a history of boom-and-bust cycles, like many other cities near areas of extensive natural and mineral resources. Seattle has risen several times economically, then gone into precipitous decline, but it has typically used those periods to rebuild solid infrastructure.</p>
<p>The first such boom, covering the early years of the city, rode on the lumber industry. During this period the road now known as Yesler Way won the nickname "Skid Road," supposedly after the timber skidding down the hill to Henry Yesler's sawmill. The later dereliction of the area may be a possible origin for the term which later entered the wider American lexicon as Skid Row. Like much of the American West, Seattle saw numerous conflicts between labor and management, as well as ethnic tensions that culminated in the anti-Chinese riots of 1885&ndash;1886. This violence originated with unemployed whites who were determined to drive the Chinese from Seattle (anti-Chinese riots also occurred in Tacoma). In 1900, Asians were 4.2% of the population. Authorities declared martial law and federal troops arrived to put down the disorder.</p>
<p>Seattle had achieved sufficient economic success that when the Great Seattle Fire of 1889 destroyed the central business district, a far grander city-center rapidly emerged in its place. Finance company Washington Mutual, for example, was founded in the immediate wake of the fire. However, the Panic of 1893 hit Seattle hard.</p>

<p>Lake Forest Park is a suburban city in King County, Washington, United, located northeast of Seattle. It was developed in the 20th century as a bedroom community with single-family housing on medium to large-sized lots. Less than 4% of the city's land is zoned commercial, largely concentrated in one location, and there are no industrial areas. The city is situated at the northwest end of Lake Washington along State Route 522, which provides connections to Seattle and Bothell. Lake Forest Park includes several parks and nature reserves, access to the Burke&ndash;Gilman Trail, and organized summer events. The population was 12,598 at the 2010 census.</p>

<p>Shoreline is a city in King County, Washington, United States. It is located between the city limits of Seattle and the Snohomish County border, approximately 9 miles (14 km) north of Downtown Seattle. As of the 2010 census, the population of Shoreline was 53,007, making it the 20th largest city in the state; by 2019, the population had risen to an estimated 57,027. Based on per capita income, one of the more reliable measures of affluence, Shoreline ranks 91st of 522 areas in the state of Washington to be ranked.</p>

<p>Edmonds is a city in Snohomish County, Washington, United States. It is located in the southwest corner of the county, facing Puget Sound and the Olympic Mountains to the west. The city is part of the Seattle metropolitan area and is located 15 miles (24 km) north of Seattle and 18 miles (29 km) southwest of Everett. With a population of 39,709 residents in the 2010 U.S. census, Edmonds is the third most populous city in the county. The estimated population in 2019 was 42,605. Edmonds was established in 1876 by logger George Brackett, who bought the land claim of an earlier settler. It was incorporated as a city in 1890, shortly before the arrival of the Great Northern Railway. Early residents of the city were employed by the shingle mills and logging companies that operated in the area until the 1950s. The hills surrounding Edmonds were developed into suburban bedroom communities in the mid-to-late 20th century and subsequently annexed into the city. Edmonds is a regional hub for the arts, with museums, specialized facilities, and major annual festivals within the city's downtown area. The city is connected to nearby areas by two state highways and the state ferry system, which operates a ferry route to Kingston on the Kitsap Peninsula. Public transit service in Edmonds is centered around the downtown train station, served by Amtrak and Sounder commuter trains, and includes several Community Transit bus routes that travel through outlying neighborhoods.</p>

<p>Bellevue is a city in Washington state, across Lake Washington from Seattle. Downtown Park has a large lawn, gardens and a waterfall. Nearby, the Bellevue Arts Museum features craft and design exhibitions, plus a sculpture garden. The Bellevue Botanical Garden highlights Pacific Northwest plants, and includes woodlands and wetlands. KidsQuest Children&rsquo;s Museum has interactive science, tech and art exhibitions.</p>
<p>Bellevue lies between&nbsp;Lake Washington&nbsp;to the west and the smaller&nbsp;Lake Sammamish&nbsp;to the east. Much of Bellevue is drained by the&nbsp;Kelsey Creek&nbsp;watershed, whose source is located in the Larsen Lake and&nbsp;Phantom Lake&nbsp;green belt&nbsp;and whose outlet is near where&nbsp;Interstate 90&nbsp;meets Lake Washington's eastern shore. The city is bisected by&nbsp;Interstate 405&nbsp;running north&ndash;south, and the southern portion is crossed from west to east by Interstate 90. The&nbsp;State Route 520&nbsp;freeway roughly delineates the upper reaches of Bellevue.</p>
<p>According to the&nbsp;United States Census Bureau, the city has a total area of 36.47 square miles (94.46&nbsp;km<sup>2</sup>), of which 31.97 square miles (82.80&nbsp;km<sup>2</sup>) is land and 4.50 square miles (11.65&nbsp;km<sup>2</sup>) is water. <sup id="cite_ref-Gazetteer_files_27-0" class="reference"></sup>The city's name is derived from a&nbsp;French&nbsp;term for "beautiful view". Under favorable weather conditions, scenic vistas of the&nbsp;Olympic Mountains&nbsp;and&nbsp;Cascade Mountains can be viewed from hilltops (and strategically positioned high-rise buildings) within the incorporated city. South of I-90, the city continues up&nbsp;Cougar Mountain, at the top of which is an unincorporated King County location called Hilltop. <p>Bellevue is bordered by the cities of&nbsp;Kirkland&nbsp;to the north and&nbsp;Redmond&nbsp;to the northeast along the&nbsp;Overlake&nbsp;and&nbsp;Crossroads&nbsp;neighborhoods. Across the short&nbsp;East Channel Bridge, I-90 connects Bellevue to&nbsp;Mercer Island&nbsp;to the southwest.&nbsp;Issaquah&nbsp;is to the east, down I-90 at the south end of Lake Sammamish. <p>Tacoma is a mid-sized urban port city and the county seat of Pierce County, Washington, United States. The city is on Washington's Puget Sound, 32 miles (51 km) southwest of Seattle (of which it is the largest satellite city), 31 miles (50 km) northeast of the state capital, Olympia, and 58 miles (93 km) northwest of Mount Rainier National Park. The population was 191,704, according to the 2010 census. Tacoma is the second-largest city in the Puget Sound area and the third-largest in the state. Tacoma also serves as the center of business activity for the South Sound region, which has a population of around 1 million. Tacoma adopted its name after the nearby Mount Rainier, originally called Takhoma or Tahoma. It is locally known as the "City of Destiny" because the area was chosen to be the western terminus of the Northern Pacific Railroad in the late 19th century. The decision of the railroad was influenced by Tacoma's neighboring deep-water harbor, Commencement Bay. By connecting the bay with the railroad, Tacoma's motto became "When rails meet sails". I came across Zach first on youtube. He has several informational videos which are very helpful for a beginner and he publishes monthly updates on current market trends. After following him for a few years, I decided to take a plunge and look for a home for my growing family. 
His approach was quite methodical where he asked questions which helped us narrow down on what we want. Then he showed us matching homes, explained pros & cons of those and guided us on several things to look for that we were not aware of. Market was really hot and we couldn't even put offer on 3-4 homes that we liked and they were gone. Ultimately, we were able to find a home that we liked and Zach helped us to put together a competitive offer (not a crazy one but just like 17k over asked price but relaxing other terms without taking any unreasonable risk) which we won and moved into our dream home in under two months.

We've had the pleasure of working with Jenny on several RE transactions during the past four years as both our listing agent and buyer's agent.  In my 68 years on this earth I have been involved in many RE transactions, but I must say Jenny is by far the best RE agent I've ever worked with.  I say this not only to highlight her expertise, professionalism and initiative - but in my view it's Jenny's exceptional 'people skills' that make her such an incredible asset.  Her genuinely kind demeanor makes her a pleasure to work with - but don't ever underestimate her, as she has ways to coax honey away from a bear!  People might say "so-and-so is difficult to work with" (a property manager, escrow agent or other RE agents) - but not to Jenny!  She establishes a good rapport with everyone she works with and manages to smooth out all uncertainties to make even the most challenging transaction into a seamlessly positive experience.  Jenny is truly a marvel!

How come we can only give Andrew 5 stars? he deserves 10 or more!  This guy went out of his way to help me help my senior friends sell their home of over 40 years.  Not only did the house need some work that he made great arrangements with amazing people to take care of, but we were at the start of Covid lock-downs and the rules were continuing to change.  We needed to maximize the sale price but knew we could not risk endangering the health of the senior sellers.  

Andrew made it all happen amazingly.  Working with and developing safe methods to show the home, hiring and coordinating all the work necessary from before the sale, as well as the work required to close the deal, and even the final clean out of unwanted stuff including appropriate recycling.  He worked seamlessly and with great understanding of the special needs of seniors during the difficult time of not only selling the home but being extra cautious about health issues. I could not recommend Andrew's skills more highly.  His professionalism, caring sensitivity, attention to details, depth of knowledge, and negotiating skills are over the top.  Especially for seniors, needing some extra care, patience, and help, Andrew is the guy for sure. 

I wish I had the words to express these in even more positive terms but I hope you get the idea. With my over 45 years of successful multi-family real estate ownership, I can truthfully say that hiring Andrew was one of the best decisions I've ever made!

Me and my fiance found Zach via online reviews on Zillow and it was one of our best decision. As first time buyers, we went back and forth multiple times for coupe of homes but Zach was very patient and walked us through pros and cons for each one of them. We had a multiple offer situation on the home we bought and Zach won us the offer without over bidding. We also went with the lender Zach suggested and the entire process went smoothly. Zach regularly followed up even after the closing to see how things were going. We would definitely work with him again in the future.

Where do I begin with praise for our real estate professional Vicki Young!  From the start, Vicki accepted our "detailed" input and began the hunt for the new house for which my spouse and I were shopping.  In addition to securing a house, Vicki also had a full plate knowing that after the purchase of our new home, she would be supporting each of us in the sale of our respective condominium units.  Whew...what a job ahead of us!  Vicki was realistic in her expectations telling us it would be a big job, but we could do it!  It wasn't long before we found a house and successfully navigated a mortgage and the purchase with Vicki's guidance.  Next, each of us moved out of our condos and "spruced them up", each on our own timelines.  Vicki guided us with quality referrals leading to successful conclusions.  My spouse and I had kept a realistic timeframes knowing that doing all of this "during the pandemic" could take 18 months and we were prepared for it.  Even through starts and pauses in the process, Vicki's confidence, positive attitude, and hand-holding, coupled with her experience and knowledge, led us through the process from start to finish in eight months! Andrew is a very impressive professional. He fully informed himself about the building in which my unit was located. He made suggestions about repairs, painting, etc., and scheduled all the work with reasonably priced providers with whom he has worked. Once the unit was listed, Andrew worked tirelessly to conduct Open Houses and showings with other agents. When a buyer appeared and an offer was made, Andrew was very skillful in dealing with the buyer's agent, negotiating to clear inspection items, and working with the buyer's lending institution to provide additional information. Andrew was very patient and kept the buyer fully informed. This led to a successful closing. I would highly recommend him.

Doug was our realtor when we purchased our Wedgewood home in 2004 and again when we sold the same house in 2010.  The market was bustling in 2004 and we put in several offers on different homes in the area before buying our house.  We were impressed with Doug's knowledge and timeliness in the negotiations and paperwork necessary to move quickly to get an offer in. Afterward, Doug became a great resource to us during our homeownership - helping us find quality services and answering questions we had as first time homeowners.  This was above and beyond the call of duty, something that we appreciated of Doug very much. The housing market in 2010, when we decided to sell our home, was a difficult time to be selling.  Doug helped us price our house in a way where we were able to sell quickly and yet meet our pricing expectations.  While selling the house we lived out-of-state and we appreciated Doug's willingness and ability to find people to make repairs to the home as well as manage those repairs. Doug is very personable, knowledgeable, and hard-working - not only a great resource, but simply a great guy.  We can only hope to find a relator like Doug in our new state; it's going be tough to fill his shoes!

Doug was able to provide me with insight on things I knew nothing about and played a key role in making me feel 100% sure about my decisions. I honestly don't think I would have made it through that process without Doug coaching me along the way and providing his established insight. Doug Holman's attention to detail really sets him apart from other sellers.  I have sold four homes over the last 8 years and by far, Doug was the best.  He stays engaged not only during the listing process but really takes the time to make sure the house is staged properly and is looking its best for a great sale.  We sold our home at the slowest period of the year and he put in time to draw the few buyers in with open houses and networking with buyers agents.  Doug did not encourage us to take the first offer on the table either as I have seen from other agents, he knew what we could target for a sale price and we stuck to our guns, it was worth following his good advice.  I would use Doug again for either selling or buying and if you are in the market, I wouldn't recommend any other agent than Doug.

This is a difficult business and there is a lot of money at stake which is not lost on Andrew.  It was important to properly present our home which required painting, landscaping, cleaning, staging, even decommissioning an oil tank.  Each home requires a project manager that has to arrange all these vendors and make sure they follow through.  This is Andrew's strength and if you need an agent that can put the spit and polish on your home, I highly recommend Andrew.  One day prior to closing, he even sent me photos of the water and e meters which is very helpful, and detail is often forgotten with other agents, that alone speaks volumes.   Final Negotiations are an art-form, and Andrew comes across as very professional to everyone he is contact with.  I am very pleased.  ps.  did I mention that just prior to staging, he felt the floors needed a good wax, so he did it himself.  Thanks Andrew for selling our home.  Peter S.

Me and my wife just completed our first home purchase and we are glad that Zach McDonald represented us. Being the newbie homebuyers in one of the most competitive housing market, we really wanted someone to help us to find the right house and also with the preassumed "daunting" paperwork involved. First of all, either you go with Zach or not as your real estate agent, his YouTube channel is a goldmine of information for any home buyer and especially Seattle market. With monthly updates and detailed step-by-step videos for each step in house buying, it makes so much easier for new home buyers like us to understand the process thoroughly. He was very clear on first step as getting pre-approval which proved to be really important in our case (TRUST the process!!).  If you are someone like us who want very transparent communication, Zach and his team(Rachel and Lindsay) is the right choice for you. Our visits were properly scheduled, all safety precautions were taken amidst covid pandemic and never had any issues around it. He provided his honest opinion on each house we visited, laid out the pros and cons which really helped us to make a call. We had previously experienced how the agents created a pressurized situation to make a quick/hasty decision but house buying is probably the most expensive investment you are going to make. Doug is a true professional. Ultimately we had no idea where we were going to purchase a home. We had it narrowed down to both the 1-5 and the 405 corridor so pretty much any good neighborhood on the east side OR the west side. Doug was patient and knowledgeable, not only about the neighborhoods but also homes in general. Many times I found myself asking him his opinion about structure, remodels etc, no shortage of information, BUT if he did not know, he was up front with me and later email me the answer. We spent a lot of time in the car, riding with Doug was a real pleasure, he has a good sense of humor which kept us going when at times the wind was out of our sails. Around the time we started looking for a home we saw a property and used Zillow's visit the property feature.  A bunch of agents contacted us, left multiple voicemails, put me on mailing lists, called from unknown numbers and left vague voicemails, none about the specific property.  Andrew left one voicemail explaining that the property was pending but they we should give him a call if we'd like to see other homes.  

I called Andrew back and eventually my fiance and I visited him in his office near Northgate where he went over the home buying process, his credentials and answered every (exhausted) question we had.  He was very patient, knowledgeable and honest.  With our budget, we weren't getting a craftsman in Capitol Hill, but we could get something in Seattle that met our needs with out breaking the bank.  

Over the next few months we saw houses that were nice but far away, fixer-uppers, small houses, houses in a flight path, flipped houses with a premium price tag for a mediocre paint job, and others my fiance and I just didn't agree on.  

When he sent us a houses that we liked, he met or drove us to the property in a day or so.  I was really surprised initially when he would show us all the flaws, which he saw right away with his history in construction management.  One house had a really interesting plank wall, which he showed us was not insulated properly and would likely affect our energy bills.  When a house had an undesirable characteristic, he was very honest about the probability of changing it and how much it would cost.

We eventually found a house we really liked that was bid out of our price range.  Andrew was able get a pulse on the bidding process, and we didn't even submit an offer.  We were disheartened, but we didn't have to spend any money.  We even backed out of an offer that got accepted after the inspection showed a multitude of problems.  Andrew communicated that this was just part of the process and we moved on.

Eventually we found another place we liked.  Andrew arranged a pre-inspection and we submitted an offer.  There were almost 10 other offers on the place, but Andrew put together a really solid offer letter and it was accepted.  While researching the home buying process I found that sellers sometimes didn't accept an offer just because the offer wasn't put together well enough.  Less than a month later and a document signing arthritic hand later, we had the keys.  I really couldn't recommend Andrew enough!

The Seattle real estate market is stressful and intimidating for first timers, but we felt confident and equipped to make a strong offer with Zach's guidance. I was based in California throughout and house went only through basic cleanup/maintenance before being put up for sale so wasn't sure what to expect.  In the end we went through several offers, three of which were accepted (one buyer pulled out at inspection stage, one buyer was not able to secure financing in spite of being pre-approved and final buyer for sale that went through). Throughout I was very happy with Zach as he guided me through the process, explaining all the intricacies and alternatives. When negotiation was needed, he would often suggest reasonable moves and counteroffers and provide context without being too pushy or hurried. I appreciated the balanced use of email/sms/phones to keep me informed and push things along. 
In the end house sold well above the asking price and the closing process was smooth.
